Booking Terms & Conditions

The following booking terms apply to all reservations booked at East Lyn House.

East Lyn House

East Lyn House is our Bed & Breakfast, but it is also our home. We ask that you make every effort to help us keep it clean and tidy and welcoming for all our guests.

East Lyn House is an adult only Bed & Breakfast, with a maximum occupancy of 2 people per room.

Under 18’s cannot be accommodated under any circumstances.

Dogs/pets are not permitted.

East Lyn House is licensed for the sale by retail of alcohol in accordance with the Licensing Act 2003.



We require a deposit taken against a valid credit or debit card, to the value of the first night’s stay to secure your booking. Bookings cancelled or amended up to 7 days before the check-in date are free to cancel/amend. Bookings cancelled or amended less than 7 days before the check-in date, will be charged the full amount of the original reservation.

For reservations made direct with us, guests must notify us on the following number: 01598 752540.

For reservations made through third party online travel agents, guests must contact them directly to cancel or amend their booking.

We strongly recommend that guests take out adequate holiday insurance to cover against loss in the event of cancellation.

Refunds cannot be given for rooms that have not been occupied for the full period booked.

If, due to circumstances beyond our control, we are forced to cancel your stay, we will refund your deposit in full. If this is less than 7 days before check-in, we will endeavour to find you alternative accomodation. However, we cannot be held responsible for any costs incurred by you as a result.

If, due to circumstances beyond our control, we are forced to cut short your stay, we will reimburse you in full for nights not taken and endeavour to find you alternative accommodation. We cannot be held responsible for any further costs incurred by you as a result.

We reserve the right to move you to a different room in our property should we need to.



Check-in times are between 4pm-8pm only.

We cannot accomodate earlier check-in times.

Our free guest parking is only available from 4pm on the day of check-in.

Check-in after 8pm will not be accommodated, unless in exceptional circumstances and where we have agreed in advance.



Guests are required to vacate their room on the day of departure by 10am.

Guests cars must be removed from our parking no later than 10am on day of departure.


Residents Only

Non residents are not permitted on the grounds or in the building under any circumstances. Non-residents will be asked to leave immediately.


No Smoking or Vaping

East Lyn House is a Non- Smoking or Vaping establishment. Guests are permitted to smoke on our terrace, but must refrain from doing so if food is being served.

Smoking in the Bed and Breakfast is illegal and we reserve the right to seek costs for any extra cleaning needed. We will also apply additional nightly fees for the room for any nights where  it has been unavailable to let out due to smoking or vaping damage.


No Food or Drink

No food or drink, other than that provided, is to be stored or consumed in our Bed and Breakfast.


Behaviour/Damage to property

We reserve the right to terminate your booking immediately without being liable for any refund or compensation where guests engage in unacceptable behaviour that causes a disturbance or nuisance to our other guests or results in damage to our property.

We understand that sometimes accidents can occur. Please notify us immediately of any breakages, spillages or other damage. We reserve the right to apply additional charges to your stay to cover the costs of repairing or replacing any damaged items.


Car Parking

Our free guest parking is only available from 4pm on the day of check-in.

Guests cars must be removed from our parking no later than 10am on day of departure.

You must park within the marked bays. Failure to do so will result in a fine of up to £30 per day.

The entrance to East Lyn House Bed and Breakfast is on Watersmeet Road, at the front of the building. The doors next to the parking area are our private owners’ accomodation; there are no guest entrances on this side of the house.

Our free guest parking permits one car per room.

Registration details will be taken at Check-in

All cars are parked at the owner’s risk and we accept no reponsibility for any loss or damage to your vehicle.

Please park at the back of the garage before filling spaces nearer the front. The surface is uneven and cobbled; speed must be kept to a minimum.


Personal/Lost Property

Guests are responsible for all their personal items during their stay. We do not accept any responsibility for any lost, damaged or stolen items.

Should any personal property be left behind, we will endeavour to contact the guest using the details given to us at the time of check-in. Postage and shipping must be paid for by the guest before the property is sent. Property left behind will be kept for 6 months, after which it will be disposed of.


Allergies/Dietary requirements

We will try our best to accommodate dietary requirements and food allergies, but cannot guarantee to do so without sufficient notice, so please let us know in advance of your stay. It is helpful to provide detailed advice such as ‘soya milk’ or almond milk,’ rather than simply ‘vegan,’ as this allows us to provide for you without purchasing unecessary or unwanted items.



Whilst we will make every effort to assist guests with accessibility needs, the nature of the building does not allow for stair-free or wheelchair access; our bedrooms are on the first and second floors from the main entrance. Please contact us before booking to discuss any special requirements.
